Perhaps the most dramatic feature of Sierra de Montserrat is its 45-acre Agricultural Conservation Easement held by the Homeowners' Association. These 45 acres encompass the vineyards, ponds, service roads and hilltops of what was historically an orchard. The actual vineyard area is intended to be a working farm with 30 acres planted to the following varieties: Syrah, Grenache Noir, Mourvedre, Petit Sirah, Zinfandel, Barbera, Graciano, Tempranillo and Cabernet Sauvignon for the red varieties, and Vermentino and Verdelho for the white varieties.

The goal is to focus on grapes that are grown in the Southern Rhone region of France, which has a climate quite similar to the Sierra Foothill Region. Zinfandel and Barbera have proven to be excellent warm weather varieties so they were also included. Cabernet Sauvignon was included as a blending varietal for the Rhone style of wines contemplated. A small amount of the Spanish varieties, Tempranillo and Graciano were included as well as Vermentino and Verdelho since they likewise perform well in warmer climates.

The Sierra de Montserrat Homeowners' Association will operate the vineyards.
